Speculation is over…… the real estate market along the Forgotten Coast is as hot as the 100+ degree temperatures we have experienced the last couple of weeks.
The first half of 2015 has been good with a shocking 426 properties sold year to date from Mexico Beach to Indian Pass.
Properties that are priced right are selling in less than 70 days.
Below is a breakdown of sales by area.
SOLD Properties Cape San Blas/ Indian Pass/ Scenic Hwy 30
A total of properties sold in the Cape San Blas area ranging in price from $154,000 for a beach side cottage to $1,395,000 for a gulf front executive home. The average days on the market was 68. This is a substantial drop from 206 days on the market average last year at this same time. Additionally, the average sales price has increased from $440K last year to $489K so far in 2015. in the Cape San Blas area. Ironically, lots averaged the same number of days on the market with a median sales price of $110K. 44 lots sold for under $100K.
SOLD Properties Mexico Beach/St. Joe Beach/Windmark
With a total
of sales compared to 80 last year, Mexico Beach residential sales are up 31% and were sold. Like the Cape, the average days on the market has dropped from 143 last year to 54 days on the market this year and the median sales price has risen from $219K last year to $250K year to date.

SOLD Properties Port St. Joe
The biggest surprise is the drastic increase in sales in the Port St Joe area.
This time last year a total of 42 properties had sold.
Year to date we have sold a told of in the Port St Joe community.
This is double the number of properties sold last year.
We have had an increase in families looking for second homes, close to the water, within walking distance to our revitalized downtown. Buyers are choosing not to pay coastal insurance prices and drive or boat to the beach. This trend will probably continue because there are currently 16 properties under contract in Port St. Joe.
SOLD Properties North Gulf County
The north end of the county has shown an increase in sales with sold year to date.
Most are lots near the river or weekend fish camps.

According to statistics from our local MLS, a total of in the month of May from Mexico Beach to Indian Pass.
These figures are down a little from last month but there are 119 properties currently under contract.
Below is a breakdown of sales by area for the month of May.
Barrier Dunes
Jubilation Lot
Cape Pointe $305,000
There were 26 properties sold in the Cape San Blas area including a gulf front home on Barbados for $759K and a gulf front residence on Indian Pass for $725K.
Nine lots sold for under $80K including an interior lot in Jubilation for $30K. Two Seacliff condos sold for $245K and $265K. The only home for sale in Ovation sold for $459K. This was $10K more than the list price.
New Construction $237,000
Foreclosure Lot
The Palms $125,000
Of the 27 properties sold this month, ten were lots. A foreclosure interior lot sold for $18K and a fabulous gulf view lot on the bluff sold for $150K.
Three Windmark Subdivision lots sold ranging in price from $62,500 to $91,500. A beautiful, fully furnished custom home in Windmark sold for $388K. A beachside cottage on 35th Street sold for $250K.
Woodward Ave
Marvin Ave. Lot $28,000
Barefoot Cottage $173,000
It was another good month for property sales in Port St Joe with a total of 14 properties sold. Three building lots sold for under $40K. A ten acre commercial parcel on the Gulf County Canal sold for $520K. An executive home on a 1+ acre parcel sold for $295K. Two Barefoot Cottage 3BR homes sold for $173K & 174K.
